I would love to know people's opinions on investing in a REIT (ETF or MF) or purchasing a house and renting that. I have tried both before. I'm not sure which one I like better. My experience is that they produce about the same amount in returns.

What returns did you experience with each one?

Another question I would be asking is why did you stop doing them.

I haven't stopped yet. The return on the REIT is too early to tell as well as the real estate. That's why, when I'm early in the game, would like to see other experiences too.

I lived in and completely renovated a house for 1 year and then sold it. I netted about 60k. A lot of that was due to market growth, but I must say that my renovation was extremely well done.
